How does it work?

How fast can you buy my home?
Our team has purchased houses the same day. Of course this is not typical. The purchase of a house depends on an unencumbered title. We can speed the process up some since we do not have to deal with slow moving banks. We have purchased property in as little as 5 days banking days, but more typical is 10-20 banking days. Rest assured that we will work to close on your property as soon as possible.
What areas do you cover?
We primarily purchase homes in the Maryland area, although we are able to purchase any property anywhere in the United States. Contact us and we’ll discuss your options.
What types of real estate do you buy?
We buy all types of RESIDENTIAL real estate, including residential waterfront, multi-unit properties, – and will look at any small condo, apartment communities from 5-100+ units. Houses we have purchased in the past were valued between $10,000 and $500,000. Some were in perfect condition, some needed major repairs including a new roof, plumbing, heating/cooling, structural repair, termite damage, landscaping and more.
What will it cost me?
In most cases zero. We generally pay all closing costs. When we agree on a price, that is how much you will receive at closing.
What types of sellers do you deal with?
There are many reasons you may need to sell your home – divorce, foreclosure, bankruptcy, loss of family member, loss of income, disability, tired of being a landlord, storm damage, or other costly repairs that you either don’t want to deal with, or can’t afford to, etc. We have seen these situations before and will strive to work out a solution for you that benefits all parties.
If you come and look at my property, am I under any obligations?
Absolutely not. Go to our contact page and send us your information, or pick up the phone and call us. We will make an appointment to look at your property, and see what we can do. You are not obligated until we both agree on a price and sign a legally-binding contract. The appointment is free and does not obligate you in any way.
Can you guarantee me that you will buy my home?
No, but we guarantee you that we will buy your house if we can work out a deal that is a winning situation for both parties. We believe in, a fair process of negotiation, fair price, fair deal. We want to make a deal that is fair and benefits all parties. We consider ourselves problem-solvers, and as such, we will do everything we can to help you out of your situation in the best way possible. If we can’t make it a win situation, we will NOT do the deal.
Are your realtors wanting to list my house?
No, we are investors and we purchase properties that meet our criteria for renovation and resale, or purchase and resale.
And yes, if the property you’re trying to sell does not meet our renovation/purchase criteria, we can list your property or help you take it to public auction. Listing your property will help get your property noticed and possibly bring a quick sale.

What type of property do you buy?
We buy property in any area, condition or any price range.
Can I sell my house as-is?
We will buy your house as-is. You don’t need to do any repairs or cleanup.
Can I sell my house if it has Health Department violations or is condemned?
No problem! We can still buy your house as is, even if it has demolition orders scheduled.
Can I sell my house if I’ve received foreclosure notice?
Don’t wait any longer! There’s a great chance we can get you an offer on your house to avoid foreclosure, or even help you get caught up on payments.
Can I sell my house if I’m in bankruptcy?

Can I sell my house if it needs extensive repairs?

Can I sell my house if it’s full of junk?
Yes. We’ve seen houses in every condition, and we can find a solution to get you a fair offer to buy your house as-is, with no need for cleanup.
Do you deal in higher priced properties?
